West Palm Beach at a Glance for Business Owners
West Palm Beach was incorporated on November 5, 1894, according to the city's history page (opens in a new tab), and it has been the seat of Palm Beach County government since 1909. The utilities element of the city's comprehensive plan (opens in a new tab) describes city limits of roughly 58 square miles. The Intracoastal Waterway forms the eastern edge, the C-51 canal the southern one, the Beeline Highway and 59th Street the northern one, and the city's own 19.3-square-mile Water Catchment Area the western one.
The Census Bureau counted 117,415 residents in April 2020 and estimated 127,189 on July 1, 2025, in its city and town population totals (opens in a new tab), the most of any municipality in the county (Boca Raton was next, at 101,582). That is growth of about 8% in five years, on top of a long climb: the county planning division's profile (opens in a new tab) lists 67,643 residents in 1990.
Downtown, the Lagoon and the Wetlands to the West
Downtown grew from a 1923 plan by John Nolen that put Clematis Street at the center, with the train station at its west end and, half a mile east on the lagoon, the landing for the ferry to Palm Beach. The city's Downtown Master Plan element (opens in a new tab) tells that story and then tracks the comeback: 4,569 downtown residents in 2000, 7,144 in 2010 and 10,654 in 2020, with 7,716 residential units and 1,682 hotel rooms counted as of February 2023. The same plan notes that downtown is the seat of both city and county government, that US 1 runs north and south through the city, and that I-95 passes west of Clear Lake.
Downtown faces the Lake Worth Lagoon (opens in a new tab), which the county's environmental resources department calls Palm Beach County's largest estuary, stretching 20 miles from North Palm Beach to Ocean Ridge. At the opposite end of the city, that western catchment area is Grassy Waters Preserve (opens in a new tab), a wetland that supplies fresh water to West Palm Beach and to the towns of Palm Beach and South Palm Beach. That spread matters when you describe where you are: a West Palm Beach address can mean a tower beside the lagoon or a street on the far side of I-95.
Courts, Trains and a Renamed Airport

Tri-Rail, the region's commuter railroad, stops at 203 South Tamarind Avenue (opens in a new tab), with connections to Amtrak and Palm Tran buses. West of downtown, the airport the county runs about 2.5 miles from the city center took the name President Donald J. Trump International Airport on July 9, 2026, according to the airport's name change FAQs (opens in a new tab), and its three-letter code changed from PBI to DJT on August 18, 2026, as airlines such as Air Canada (opens in a new tab) notified travelers. The airport's about page (opens in a new tab) lists more than 200 daily nonstop arrivals and departures on 12 airlines.
Who Lives Here
The Census Bureau's 2020-2024 American Community Survey, gathered in the West Palm Beach city profile (opens in a new tab), puts the median age at 41.1, with 21.5% of residents 65 or older. Almost half of occupied homes (49.5%) are rented, and 30.6% of all housing units sit in buildings with 20 or more units. The median value of an owner-occupied home is $414,200. About 28.2% of residents are foreign born, and 31.3% of those age 5 and older speak a language other than English at home: Spanish for 19.7%, and French, Haitian or Cajun for about 6,750 people. Roughly 3.6% of residents had moved in from another state within the past year.

A visit page that names the building, the nearest garage and the walk from the Tri-Rail station saves phone calls and late arrivals.
- Pages for renters and newcomers: with nearly half of homes rented and 3.6% of residents arriving from another state in a single year, many customers will find you by searching rather than by referral. Say which neighborhoods and ZIP codes you cover, and if you work inside condos or apartments, explain how you handle building access, elevators and loading.

Anything that tells people how to reach you from it. The airport's name change FAQs say the name President Donald J. Trump International Airport took effect July 9, 2026, and airlines switched the three-letter code from PBI to DJT on August 18, 2026. Search your own site for PBI and the old name, then update directions, travel FAQs, hotel and event pages and any structured data. For a while, show the old code in parentheses, because some visitors will still search for it.
Does a West Palm Beach business need a slow-season plan like the island towns?
Usually not much of one. County planners estimated 8,692 seasonal residents in the city against 117,415 year-round residents in 2020, about 7%. In the Town of Palm Beach, the seasonal estimate equals about 70% of the permanent population.
