St. Lucie County's own driving directions to Blind Creek Beach (opens in a new tab) explain how the southern part of the island is laid out. From Fort Pierce, you cross the South Causeway on Seaway Drive, reach a traffic circle and head south on A1A, which the county calls South Ocean Drive there. From Jensen Beach or Port St. Lucie, you take the Jensen Beach Causeway east and turn north at its roundabout. Blind Creek is roughly eight miles from either turn. The county calls A1A there a two-lane island roadway, tells drivers to watch for wildlife and reminds visitors that there is no lighting after dark.

No Town Hall, but a Census Name

Hutchinson Island is not a city or a town, and it has no town hall of its own. For statistics, the Census Bureau maps an unincorporated stretch of the island as the Hutchinson Island South census-designated place (CDP). Its Census profile (opens in a new tab) shows 4.3 square miles of land and 4,988 residents in the 2020 Census. The newest Census figure for the CDP, from the 2020-2024 American Community Survey, is 4,175 residents with a margin of error of plus or minus 544. That figure is a five-year sample estimate rather than a full count, so the gap is not, on its own, proof that people left. The Bureau also tabulates a larger Hutchinson Island county division (opens in a new tab) within St. Lucie County, which counted 9,416 people on 8.1 square miles of land in 2020.

The people who live in Hutchinson Island South are, on the whole, retirement age. The same survey puts the median age at 71.4 (opens in a new tab), with 66.7% of residents aged 65 or older and only 3.1% under 18. About 29.4% of residents 16 and older were employed, the median household income was $65,871, and 44.5% of adults 25 and older held a bachelor's degree or higher. That profile matters for design: readable text, strong contrast and an easy-to-find phone number count for more here than visual effects.

Housing tells the rest of the story. On April 1, 2020, the Census counted 6,408 housing units in the CDP (opens in a new tab). Only 2,947 were occupied as someone's usual home, and 3,082 of the rest were held for seasonal, recreational or occasional use (opens in a new tab), which is 48.1% of every home there. The same count found 10,525 seasonal units in all of St. Lucie County (opens in a new tab), so this one small community held nearly three in ten of the county's seasonal homes. The 2020-2024 survey points the same way, estimating 3,647 seasonal units out of 6,522 (opens in a new tab). Among the homes occupied as someone's usual residence in 2020, 2,502 of 2,947 were owner-occupied (opens in a new tab).

Public Parks and Preserves on the Island

North of the inlet, Fort Pierce Inlet State Park has a half-mile beach used for swimming, snorkeling, surfing and scuba diving. The state notes that Dynamite Point, once a World War II training site for Navy frogmen, is now a spot for bird-watchers, and that Jack Island Preserve, a mile north of the park, has trails for hiking, bicycling and nature study. The county's 52-acre Pepper Park, at 3302 North SR A1A (opens in a new tab), describes shallow nearshore reefs less than 100 yards off its beach and the Urca de Lima, the state's first underwater archaeological preserve, in about 20 feet of water.

South of the inlet, Blind Creek Beach is part of a 409-acre coastal preserve that reaches from the lagoon to the ocean, with about a mile and a half of undeveloped, dune-backed shoreline and shell middens that the county links to centuries of Ais occupation. Its entrance lies just south of the nuclear plant property on A1A. St. Lucie County keeps a radiological emergency preparedness division (opens in a new tab) because, as it explains, the county is home to one of the two operating nuclear power plants in Florida. At 6700 South Ocean Drive, Walton Rocks Beach (opens in a new tab) sets aside 24 acres of beach as an off-leash dog park, and the county calls it the only dog-approved beach in St. Lucie County.

Two county rules apply directly to many island businesses. Sea turtle nesting season in St. Lucie County runs from March 1 through Nov. 15, and the county's tips for protecting sea turtles (opens in a new tab) ask that exterior lights not shine where they can be seen from the beach between sunset and sunrise, state that window treatments are required on windows within the line of sight of the beach, and ask that beach furniture not stay out overnight. And for anyone renting a condo or house for six months or less, the St. Lucie County Tax Collector (opens in a new tab) collects a 5% tourist development tax on top of state sales tax, which it puts at 7% in the county.

What a Website Has to Do on Hutchinson Island

Put those facts side by side and the job becomes clear: an older, mostly owner-occupied community where nearly half the homes are used for only part of the year, on an island reached by causeways, where county turtle-season guidance and the county tourist tax apply. Here is what that asks of a website.

  • Serve owners who are out of town: when 48.1% of homes are seasonal, many of the people hiring island pool services, cleaners, air conditioning technicians and property managers are somewhere else when they decide. Let them do everything online: request a quote, approve the work, see photos of the result and pay. State your hours in Eastern time and explain how you report back while they are away.
  • Name your mailing town and the island: island addresses in St. Lucie County do not all say Fort Pierce. The county lists Frederick Douglass Memorial Park at 3600 South Ocean Drive, Fort Pierce 34949 (opens in a new tab), and Walton Rocks Beach at 6700 South Ocean Drive, Jensen Beach 34957. Keep your postal address exact, then add "Hutchinson Island" and "St. Lucie County" to your copy so nobody reading a Jensen Beach address drives to the mainland by mistake, and describe the location in those same words on your Google Business Profile.
  • Give directions from both causeways: a business near Blind Creek is about eight miles from the South Causeway traffic circle and about eight from the Jensen Beach Causeway roundabout. Write directions from each end, name a public landmark such as a county beach park, and add a note for evening visitors, since the county warns there is no lighting after dark near Blind Creek.
  • Design for readers in their seventies: with a median age of 71.4, use a comfortable default text size, strong contrast, large tap targets, a phone number in plain text at the top of every page and forms with as few fields as possible.
