Census QuickFacts (opens in a new tab) lists it as Merritt Island CDP, a census-designated place, which is a community the Census Bureau maps for statistics but which has no city government of its own. There is no mayor and no city hall; Brevard County fills that role. The county even has a redevelopment agency just for the island, and its Merritt Island Redevelopment Agency page (opens in a new tab) records that the County Commission created the agency's seven-member board by ordinance in 1988. One more wrinkle: the Census Bureau's 2020 place gazetteer (opens in a new tab) lists a separate North Merritt Island CDP farther up the island, so the figures on this page describe the Merritt Island CDP only.
The 2020 Census counted 34,518 residents. QuickFacts also lists 34,743 for 2010, but it shows the CDP's land area shrinking from 17.51 to 16.97 square miles between those counts, so the two figures do not cover quite the same ground. QuickFacts publishes no yearly estimate for a community that is not incorporated, but the Census Bureau's 2020-2024 American Community Survey (opens in a new tab) puts the population at 34,992, with a median age of 50.2. Residents 65 and older make up 27.6 percent, and children under 18 make up 17.2 percent. Against those 16.97 square miles of land, the gazetteer counts 29.67 square miles of water inside the 2020 boundary, so within the CDP lines there is more water than land.
An island that grew with the space program
The U.S. Fish and Wildlife Service tells the backstory on its Merritt Island National Wildlife Refuge history page (opens in a new tab). In 1963 the federal government acquired more than 140,000 acres north and west of the Cape on Merritt Island for what became the John F. Kennedy Space Center, and on August 28 of that year the Service signed the agreement that made the refuge the 286th in the national system. The island's housing carries the same date stamp. In the Census survey's housing profile (opens in a new tab), 6,060 of the CDP's 17,006 homes, or 35.6 percent, were built between 1960 and 1969, more than in any other decade, and another 31.7 percent went up in the 1970s and 1980s. Only 3.6 percent were built in 2010 or later.
The workforce leans toward professional jobs and government work. In the survey's economic profile (opens in a new tab), 50.7 percent of employed residents work in management, business, science and arts occupations, and 17.2 percent are government workers. By industry, education and health care employ 17.9 percent, professional, scientific, management and administrative services 14.1 percent, public administration 10.2 percent and manufacturing 8.9 percent. Some 41.0 percent of adults 25 and older hold at least a bachelor's degree, the median household income is $94,012, and 19.0 percent of workers did their jobs from home. Two lagoons and three state roads
The island's main roads are easiest to understand through the redevelopment agency's description of its four sub-areas. On the agency's website (opens in a new tab), the SR 520 Commercial Core (the Merritt Island Causeway) is described as the primary west-east arterial, running from the Indian River Lagoon on the west to the Banana River Lagoon on the east. SR 3 is the primary north-south corridor, and its sub-area covers properties that front Courtenay Parkway from the SR 528 interchange south to Merritt Avenue. A Barge Canal sub-area follows SR 528 and the canal from one lagoon to the other, and a Cone Road sub-area takes in the industrial land between Cone Road and the Merritt Island Airport. The agency lists commercial facade grants and a brownfields grant program among its tools, which is worth knowing if your building sits inside one of those sub-areas.
The water on the east side is protected. The state's page for the Banana River Aquatic Preserve (opens in a new tab) says it was designated in 1970 and covers about 30,000 acres of the Indian River Lagoon system. It is reached from both A1A and State Road 3, supports West Indian manatees, bottlenose dolphins, redfish and snook, and asks boaters to stay out of shallow water and raise their motors over seagrass.
Public places your customers already know
On Sykes Creek, Brevard County's Veterans Memorial Park (opens in a new tab) covers 67.07 acres, with a 335-foot lighted boardwalk, a 6,000-square-foot community center and free parking, and the county lists launch viewing among its features. The county runs the park with a partner organization, and the veterans museum on its grounds displays artifacts of American military history with an emphasis on Brevard County veterans. That fits the island: QuickFacts counts 3,771 veterans living in the CDP.
Elsewhere on the island, the county's Environmentally Endangered Lands Program runs Sams House at Pine Island (opens in a new tab), where the 1875 Sams family cabin is described by the county as the oldest standing home in Brevard County. The roughly 900-acre conservation area around it is jointly owned with the St. Johns River Water Management District. The Merritt Island Public Library (opens in a new tab) sits at 1195 North Courtenay Parkway. And the national wildlife refuge, despite its name, keeps its visitor center (opens in a new tab) at 1963 Refuge Headquarters Road with a Titusville address, reached by driving east from Titusville on SR 406 over the Max Brewer Causeway. An owner who plans to stay may call the same plumber or roofer more than once, so show the warranties you actually offer and past projects you have permission to share.
- Weekday customers at home: Nearly one worker in five does the job from home, so some customers can see you on a weekday afternoon. If you offer midday appointments, say so near the top of the page and make the contact form short.

What should my website say when Brevard County orders Merritt Island to evacuate for a hurricane?

The federal government acquired the space center land on Merritt Island, north and west of the Cape, in 1963, and the neighboring wildlife refuge keeps its visitor center at a Titusville address reached over the Max Brewer Causeway. From many island neighborhoods that is a real drive, so give an honest distance and the roads to take instead of a vague line about being minutes from the space center.
