Melbourne at a Glance for Business Owners

Melbourne is an incorporated city with a council-manager charter, and the city's About the City page (opens in a new tab) puts its limits at 51.59 square miles as of March 2026. It sits astride the Indian River Lagoon: much of Melbourne is on the mainland, with a portion on the barrier island. So a Melbourne address can mean a mainland office park, a riverfront street in Eau Gallie or a block across the water, and your website should make clear which one is yours.

The April 2020 Census counted 84,678 residents, and the Census Bureau's city and town population totals (opens in a new tab) estimate 87,097 on July 1, 2025. Only Palm Bay is larger in Brevard, and the two are moving at different speeds: Melbourne added about 3% over those five years, and its 2025 estimate sits slightly below the 87,378 estimated for 2024. The city's own page cites a 2025 figure of 88,499 from the Bureau of Economic and Business Research, which produces its own estimates separate from the Census Bureau's. Either figure points to steady, modest growth.

Two Historic Downtowns, Joined in 1969

Melbourne has two older business centers, not one. The city's page on the Olde Eau Gallie Riverfront CRA (opens in a new tab) explains that Eau Gallie was a city of its own until voters approved merging Eau Gallie and Melbourne in 1969. The 297.20-acre redevelopment area created around that old downtown in 2001 has used tax increment money to build and improve Eau Gallie Square, reconstruct the Eau Gallie Pier, buy the Highland Avenue parking lot and pay for facade grants and business wayfinding signs. The same page notes that EGAD (Eau Gallie Arts District) Main Street is a designated Florida Main Street program working on the district's economic revival.

Farther south, the Melbourne Downtown CRA (opens in a new tab) was established on August 10, 1982, expanded in 2006, and now covers 321.96 acres. The city says downtown businesses faltered once suburban-style shopping centers spread along New Haven Avenue and Babcock Street, and that streetscape work, a parking garage and an annual grant to the nonprofit Melbourne Main Street have helped revive Historic Downtown Melbourne. Riverview Park was acquired from Brevard County, and current priorities include improving it under an adopted master plan and building a pedestrian bridge over Crane Creek.

Both districts share a rule worth knowing before any rebrand. The city's Historic and Architectural Review Board (opens in a new tab) considers material changes to the outside of existing non-residential buildings in the city's redevelopment districts, and it publishes architectural guidelines and mural guidelines for downtown and Olde Eau Gallie.

A College Town That Grew Up with the Space Program

Higher education in Melbourne grew out of the space program. Florida Institute of Technology (opens in a new tab) says it was founded in 1958 as Brevard Engineering College, a night school for the early "missilemen" of the U.S. space program, and its campus is on West University Boulevard in Melbourne. Eastern Florida State College runs its Melbourne campus (opens in a new tab) on North Wickham Road, home to its Public Safety Institute, its Health Sciences Institute and its Center for Innovative Technology Education focused on advanced manufacturing, robotics and cybersecurity.

The airport belongs to the city as well. The FAA's record for Melbourne Orlando International Airport (MLB) (opens in a new tab) lists the City of Melbourne as owner, places the field about 2 miles northwest of the city center and shows three runways and an airport traffic control tower.

Who Lives in Melbourne

The Census Bureau's 2020-2024 American Community Survey, gathered in its Melbourne city profile (opens in a new tab), puts the median age at 42.5. About 22.5% of residents are 65 or older and 17.6% are under 18, while people aged 20 to 24 make up 6.7%, which fits a city that is home to Florida Tech and an Eastern Florida State College campus: an estimated 7,095 residents were enrolled in college or graduate school. Among adults 25 and older, 34.7% hold at least a bachelor's degree, and 11.5% of civilian adults are veterans.

Many residents are new to their homes, and most were born outside Florida. Just over half (53.1%) were born in another state, and 31.5% of occupied homes have a householder who moved in during 2020 or later. Renters occupy 40.3% of homes. The housing has some age to it: about 62.6% of homes were built before 1990, and the 1980s were the busiest single decade. At the 2020 Census only 945 of the city's 41,397 housing units were held for seasonal, recreational or occasional use, so this is a year-round market. Spanish is spoken at home by 7.6% of residents age 5 and older, and 14.1% of workers work from home.

What Businesses Here Do

The 2022 Economic Census for Melbourne (opens in a new tab) counts more establishments in professional and technical services, health care and retail than in any other sector it covers. Health care and social assistance establishments numbered 481 and employed 12,481 people, among them 153 physicians' offices and 54 dental offices. Professional, scientific and technical services counted 491 establishments with 7,146 employees, including 62 engineering services firms with 3,009 employees, 89 computer systems design establishments with 1,450 and 125 legal services offices. Retail trade had 448 establishments, 58 of them motor vehicle and parts dealers employing 1,705 people. The city also had 258 food service and drinking places, 109 of them full-service restaurants, and 13 traveler accommodation establishments.

What a Melbourne Website Has to Do

Those figures point to specific choices. Here is where we would start for a business in the city.

  • Say which Melbourne you mean: the Census Bureau counts West Melbourne (31,285 residents in 2025), the Town of Melbourne Beach (3,260) and the Town of Melbourne Village (679) as separate municipalities from the City of Melbourne. If you are based in one and serve the others, spell that out on your contact and service-area pages instead of leaving customers to guess.

Melbourne Website Questions

My shop is in the Eau Gallie Arts District. Should my website say Eau Gallie or Melbourne?

Use both, each in its place. Eau Gallie merged with Melbourne in 1969, so a shop there sits inside the City of Melbourne, yet plenty of customers still know the area by its old name and by the arts district. Keep your business name, street address and phone number exactly as they appear on your Google Business Profile, then use Eau Gallie Arts District in page titles, directions and your About page so people searching either name land on you.

Customers mix up Melbourne, West Melbourne and Melbourne Beach. How should my website handle that?

Be specific. The Census Bureau treats the City of Melbourne, the City of West Melbourne, the Town of Melbourne Beach and the Town of Melbourne Village as four separate municipalities. Use your own municipality's full name in your address, page titles and footer rather than shortening West Melbourne or Melbourne Beach to Melbourne. Then name the neighbors you actually serve and say whether you sit on the mainland or across the Indian River Lagoon on the barrier island, so a customer can judge the trip before calling.

I am redoing my storefront in downtown Melbourne. Should the new website wait until the work is done?

Plan the two together. The city's Historic and Architectural Review Board considers exterior changes to non-residential buildings in the downtown and Olde Eau Gallie redevelopment districts, and eligible commercial properties in the Downtown CRA may qualify for a matching facade grant of up to $20,000. Get approvals and finish the work, then photograph the result, so the site shows the building customers will actually walk into. A simple interim site can go live in the meantime.

Do Florida Tech and Eastern Florida State College students matter to my Melbourne website?

They can. The Census Bureau estimates that 7,095 Melbourne residents are enrolled in college or graduate school, and people aged 20 to 24 make up 6.7% of the city. If travelers are part of your business, yes. The FAA lists the City of Melbourne as the owner of Melbourne Orlando International Airport, code MLB, about 2 miles northwest of the city center. Hotels, transportation services, restaurants and offices that host visiting clients should give directions and a drive time from the terminal, use the full airport name once alongside the code, and send people to the airport itself for flight information rather than copying it.

Where should I tell customers to park for a downtown Melbourne business?

Point them to the free options the city publishes. Its downtown parking page lists free public parking, including a garage beside City Hall with no time limit on floors 2-5, six more free lots and on-street spaces along New Haven Avenue.
